OPUS Commercial Tenant Portal User Guide
+ Registration
OPUS will send you an email with detailed instructions on completing your registration for
CommercialCafe, along with an overview of the portal's key features.
Below are the functionalities currently available on the platform.
+ Account Information & Login
1. Click the user initials in the upper-right corner.

2. Click the Change Login Credentials button.
3. Add a new email address to the Email field.
4. Enter your password.
5. Click Submit at the bottom of the page.
Note: If you have forgotten your password and cannot login, please proceed to the next section.
1. Click the user initials in the upper-right corner (same as Step 1 above).
2. Click the Change Login Credentials button.
3. Enter your old password in the Password field.
4. Enter a new password in the New Password field and confirm it by adding it to the
Confirm Password field.
5. Click Submit at the bottom of the page.
1. From the Tenant Portal login page click Forgot Password located above the “Next” button.
2. In the Email field, enter the email associated with your Tenant Portal account.
3. Click the “I’m not a robot” box and complete the captcha as required.
4. Click the Submit button.
5. Check your email and complete the reset process as instructed.
+ Maintenance Requests
With CommercialCafe, you can create a non-urgent maintenance request.
1. Click Maintenance Request on the side menu.

2. Click + New Request.

3. Select the space in which the maintenance is required (Unit or Common Area).
4. Fill out the required fields.
5. Click Submit.
1. Click Maintenance Request from the side menu to view the complete request history
(same as Step 1 above).
2. Click on the work order request.

3. Click on the Cancel Request in the bottom-left of the pop-up page.
Reviewing and providing feedback on maintenance request history
You can review your maintenance request status in CommercialCafe.
1. Click Maintenance Request from the side menu to view the complete request history
(same as Step 1 above). Scroll down to adjust the number of items displayed per page.
2. Click the maintenance request number to review the work order details.
3. When the maintenance work is finished, a Complete Survey icon will appear under
the Action column. Completing this survey helps us maintain the highest service quality.
+ Lease Information Documents
The CommercialCafe Documents profile contains information pertaining to your lease.
Review of a lease document
With CommercialCafe, you can review, download, print, and upload lease documents.
To review, download, and save a lease document:
1. Click Documents on the side menu.

2. Use the menu tabs (e.g., Invoice /Lease Statement, Lease Documents, etc.) at the top to navigate
between document categories. Find the document in the list and click the name.
3. Click the three dots on the right-hand side of the document and select either Download or Print.

Upload a lease document
1. Click Documents on the side menu (same as Step 1 above).
2. Click the + Upload File button.

3. Click Upload Document and choose a file.
4. Add a description and select the document type.
5. Click Submit.
+ Manage Lease Contacts
CommercialCafe allows you to add additional contacts to your account, granting
them access to the tenant portal and its available features.
1. Click Manage Lease Contacts on the side menu.

2. The current lease contacts will be displayed on this page. To add more users, click Update Contacts.

3. Click the + Contact button next to the “Update Lease Documents” heading.

4. Select the appropriate role. Click View Menu Access to see a description of the
permissions for each role.
5. Fill in the required fields, then click Save at the bottom to apply the changes.
